The riskiest day in a mobile home's life is moving day, and it's the day a regular policy is least likely to cover. Sort out insurance before teardown.
Your own policy probably doesn't cover the trip
Most standard mobile home insurance policies don't cover the home while it's in transit, according to the Insurance Information Institute as cited by AllstateAllstate/III. Call your insurer, say the date and the distance, and ask in writing whether the home, its contents and the new location are covered.
Trip coverage
- Some insurers offer it as an add-on. Progressive's trip collision coverage protects against collision damage during one move within a specific 30-day periodProgressive; Farmers offers optional trip coverage while the home is being movedFarmers. Availability varies by insurer and state.
- Cost: LocalMovers.com puts trip transit insurance at $300-$1,000+, by the home's value and distanceLM.
- Ask: what's covered (collision only, or other damage too), the deductible, the dates, and whether contents are included.
The mover's insurance
- Ask what the mover's liability insurance covers in transit and get the answer in the written contractHomeGuide. Ask for a certificate of insurance naming the company on your quote.
- Setup is separate. In North Carolina, a set-up contractor license requires a $10,000 surety or cash bondOSFM; a bond isn't the same as insurance, so ask about both. Check an NC license.
Protect yourself either way
- Photograph and video the home inside and out, including the data plate and each HUD label, before teardown (where to find them).
- Take valuables and loose items out: items that shift in transit can damage the homeHomeGuide.
- If you have a loan, tell the lender; it may require proof of coverage for the move (title and liens).
- Update the policy to the new address once the home is set up and passes inspection.
