Moving a mobile or manufactured home? This guide explains what a move costs, how it works from teardown to power-on, and how to check that a mover or installer is properly licensed and registered. Every figure links to its source. Where we've verified a state's rules against primary sources, there's a full state guide.
What it costs
| Home | Transport only | Full service (teardown, transport, setup) |
|---|---|---|
| Single-wide | $1,000-$2,000 | $5,000-$8,000 |
| Double-wide | $2,000-$3,500 | $8,000-$15,000 |
| Triple-wide | $3,000-$5,000 | $12,000-$20,000+ |
National ranges from HomeGuide (2026)hg. Escort (pilot car) fees run $1.50-$3.50 per mile, and disassembly plus reassembly alone is $3,000-$5,000 if it isn't in a full-service quotehg. What drives the price.
Rough cost estimator
How it works: base ranges are HomeGuide's 2026 national figureshg; escort cost uses HomeGuide's $1.50-$3.50 per mile, shown separately because many movers fold it into the quote. How many escorts a home needs, and what permits cost, are set by each state; they are not included unless you pick a state guide that has them. Real quotes can be higher or lower.
Every move involves three kinds of paperwork
- Transport permits. A home moving to a different county or state may need permits for each place it crosses or enters; most movers get them and include the cost in the estimatehg.
- Local permits where the home is going: zoning, setup and utility hookups. Moving on your own property may still need a permit and must meet local zoning ruleshg.
- A properly licensed installer, where the state requires one. The federal installation program covers only a new home's first installation; after that, states may regulate later installations24 CFR 3286.2. How to check a mover or installer.
